Many homeowners will initially approach a builder to provide a quotation for their proposals but any reputable builder will advise that plans are first prepared to ensure that all permissions and approvals are in place.

As a first point of contact, we initially provide a FREE consultation appointment where we'll provide you with relevant advice and information you’ll need to take the project forward. A FREE, no obligation quotation will follow where we try and outline all associated scheme costs (i.e. for any applications, structural calculations and our associated design fees etc) so there’s no nasty surprises once the project is underway.

The planning stage of a scheme is potentially the most problematic and time consuming with the average application taking around 8 weeks for a decision. However, depending on many factors, planning permission may or may not be required at all. The below planning portal link is very useful to determine whether or not your proposals are classed as 'permitted development'. It’s also important to bear in mind that permitted development rights may have been revoked for your individual property or area and we would always, therefore, consult the local authority planning department first to confirm.

Once planning approvals are in place the building control stage can commence. This application process is to ensure that all works comply with the performance standards set out in current building regulations and for the health, safety and welfare of the occupants and the general public.

Upon approval of the building control stage plans, quotations can be sought from builders and we provide sufficient paper copies for this and for your own records.
